A clear referral resource for appraisal
Contractors and roofing professionals may refer clients to JM for information about appraisal and estimating services. When appraisal is invoked, either the policyholder or the insurance carrier may appoint JM as its appraiser.
A referral does not affect our independent judgment. JM does not act as a public adjuster, negotiate coverage, or advocate for a predetermined outcome. Our evaluation remains focused on the damage, repair scope, pricing, supporting documentation, and the facts of the assignment.

About the appraisal process
What is a property insurance appraisal?
Appraisal is a process provided in many property insurance policies to address a disagreement over the amount of a loss. It is different from a market-value appraisal used to buy or sell a property.
How does the process generally work?
Typically, each party selects an appraiser. The appraisers evaluate the loss and attempt to agree on its amount. An umpire may help resolve differences. The policy and applicable rules determine the requirements for the assignment.
What does an umpire do?
If the two appraisers are unable to agree on the amount of loss, the selected umpire may review the remaining differences. An agreement signed by any two members of the appraisal panel generally establishes the award, subject to the policy terms and applicable law.
Does JM decide coverage or negotiate claims?
No. JM’s appraisal and umpire work focuses on evaluating the amount of loss within the assigned role. JM does not act as a public adjuster, make coverage decisions, or negotiate an insurance claim on behalf of a policyholder.
Who can appoint JM as an appraiser?
JM accepts appraisal appointments from either the policyholder or the insurance carrier. In either role, our work focuses on an independent evaluation of the amount of loss based on the property, documentation, and facts of the assignment. JM does not act as a public adjuster or represent an insured in negotiating a claim.
What happens after I contact JM?
We will first confirm the requested service, property location, availability, and any potential conflicts. If the assignment is accepted, we will explain the documents needed, engagement terms, fees, and anticipated next steps.
What information should I have ready?
Start with the property location, requested service, and a brief description of the loss. Relevant estimates, photographs, claim correspondence, and policy documents may be requested after the initial conversation.
How long does it take, and what does it cost?
Timing and fees depend on the property, complexity of the loss, available documentation, and the service requested. Contact JM to discuss the assignment and obtain fee and scheduling information.
